Following the decision to purchase, the process is formally initiated with a sales contract between the parties. At this stage, the payment plan, delivery schedule, and terms of title transfer are clearly defined in writing.
The title transfer is carried out at the relevant Land Registry Office in accordance with the regulations. Prior to the transfer, the necessary documents (identity information, payment/price declaration, project and independent unit information, etc.) are prepared and the application process is completed. On the day of the transaction, the buyer and seller (or their authorized representatives) are present at the Land Registry Office; after the official signatures, the title deed is registered in the buyer's name.
Throughout the process, necessary updates are provided regularly; document preparation and official application steps are followed in a coordinated manner to ensure the process proceeds quickly and smoothly.

If the buyer is a foreign national, they will apply to the Council of Ministers for the necessary permission in accordance with the TRNC Real Estate Acquisition (Foreigners) Law (Part 109, Cyprus Laws). If the permission is refused, the buyer will have the right to nominate another party to take over the title deed of the property on their behalf. Furthermore, if the remaining sale price is paid by the buyer, our company (seller) hereby accepts and undertakes that no extra fees will be charged during the transfer process for any person the buyer nominates to acquire all legal rights arising from the contract.
A down payment of 35-40% is required during the purchasing process, and interest-free and flexible payment plans are offered for the remaining amount. Payment options are structured according to the buyer's preferences and needs; every stage of the process is transparent and understandable.
If any minor defects or incomplete work are found at the time the property is delivered to the buyer, the buyer shall notify our company within 28 (twenty-eight) days of the delivery date; following this notification, the said incomplete or defective work shall be completed within 28 (twenty-eight) days of receipt of the notification.
Our company guarantees delivery within a maximum of 24 months from the contract date. Otherwise, the buyer has the right to impose sanctions on our company.
